How to Improve Home Sales

1) Listen carefully to the potential customers
requests.
It may seem obvious but many agents don't follow this
practice.
Not listening will send your client to the next real estate
agent so fast it will make your head spin. Here is why this happens all too often...
2) If the customer says they don't want to live next to a
gas station do not show them homes next to gas stations. The art of listening has to do with learning
what the customer wants and more importantly does NOT want. Don't try to talk them into what they clearly
stated they don't want. I had an agent try that with me and he lost me to the next agent immediately.
3) Many agents feel that if they are super friendly that
will sell the home. The customer is not
looking for a friend. They are looking
for a solution. Help them find the
solution and you will earn more money. Sometimes the simpliest ideas
are the ones that work. Old fashion customer service at it's best
works!
4) Do not expect to remember everything a customer tells
you. There will be too many customers for you to do it. Take notes. Let
them know you are taking notes to keep
track of what is important to them. Tell them what is important to them
is important to you. They will appreciate the care. Treat the
customer the way you like to be treated. Again, old fashioned but
people miss it.
5) Learn the assets of a neighborhood. Transportation, schools, library, police and
fire stations, hospitals, parks, various banks, gas stations and shopping areas. Not
having to change banks makes it easier on the move. Know the names and
locations of banks. Know which ones give free accounts. Write out a
sheet with these assets and hand
or email them to the customer. Make sure
your contact information is on the sheet.
If you have artwork with your ad make sure that is on the sheet as
well. This way when you escort them you
can hand them the sheet that fits each neighborhood or home. They will see more agents then you. STAND OUT! BE SPECIAL!
6) Don't expect the client to remember the layout of each
home you show them. Instead, give them a
sheet with all the assets of the home and the room sizes. Don't
forget to include the details of storage spaces and the size of the
yard. Is the yard enclosed for child safety and privacy. A
piece of paper may seem old fashioned but it is easier on their eyes and easier
for them to look at while they browse the home.
It should include the heating and cooling system age and type. Also, age of the roof and any other significant
details they will forget when they return home.
Appliance list and age of those. This shows the client a huge degree of caring and detail on your
part. Yes, it takes time for you to
assemble but this is your business and should be treated as such.
7) Have some catchy artwork ad that makes them remember you. Be different.
